A good Agency will provide a free, no-obligation market appraisal which will consist of visiting your property at your convenience. They will let you know about current market trends and provide direct comparables for your property and others in close proximity. This will lead them to be able to provide you with an accurate valuation of your property.
Choosing the Right Agent

Find a Solicitor
You need to engage a solicitor to act on your behalf and forward the details to us at your earliest convenience in order for sales memorandums to be exchanged between all parties. It is advisable to take careful consideration of who you take on as a solicitor, as the least expensive option may not be the best option. Finding the right solicitor from the beginning may save you a great deal of time and money and can prevent you from losing the sale. Ordering an EPC
By law, an energy performance certificate is required to sell your property. Your Agency can organise this on your behalf. You must have commissioned an EPC before your property can be marketed.
Get it looking good
You’ll need professional photographs along with a floor plan which will form the property particulars. A good Agency will feature your property within well-lit window displays, on their company website, as well as advertising it on all major portals such as Rightmove and Zoopla to offer maximum exposure.
Remember:
- Rooms look larger when less cluttered
- Ensure the property is professionally cleaned
- Give walls a fresh coat of paint.
Draft Contracts
Your solicitor now needs to create a draft contract, outlining details such as prices, information about both parties, and deposits.
Management Pack
The first step your solicitor will need to take is to purchase a management pack from the block manager. Doing this as soon as possible can save you up to 3 – 4 weeks time. This includes important information that the buyer will need to know about the property.
Valuation / Survey
If your buyer is purchasing through a mortgage company, they will need to carry out a valuation out through the company.
Local Authority / Environmental Searches
The buyer will now need to put money on account to allow their solicitor to complete the following searches:

Answer Raised Enquiries
Buyer’s solicitor will raise a full set of enquiries to your solicitor. This will go back and forth until all parties are completely satisfied. Some lenders may raise additional enquiries.
Exchange Contracts
To finalise your agreement, contracts will be prepared between you and the vendor which commit both parties to the sale of the property. These contracts will include a deposit payment and an agreed completion date. Exchange of the contracts will require you to pay between 20 – 25% of the purchase price.
Completion
Once funds are cleared in your account, completion is made, keys are given to the buyers. Congratulations, you have now sold your property!
